Lane Field South
The Lane Field South Hotel site is located on the North Embarcadero, bounded by Harbor Drive, Broadway, Pacific Highway, and “C” Street, directly across from San Diego Bay.
Lane Field San Diego Developers, LLC (LFSDD) proposes to construct an upscale 500 to 550 guest-room InterContinental hotel on the 3.7 acre Lane Field South site at no more than 400 feet in height, including restaurants and retail inside the hotel; approximately 37,000 square feet of retail and restaurants outside the hotel; and approximately 650 public and private parking spaces in a below-grade parking facility. LFSDD will complete all North Embarcadero Alliance Visionary Plan (NEVP) public improvements on and adjacent to the hotel, which will include approximately 1.6 acres of open space consisting of a view corridor and public promenade through “C” Street and a public park/plaza area along Broadway and Harbor Drive that will be open and available for public use.
The approximately 23-story hotel would be a signature building that establishes this development as one of the premier hotels on San Diego Bay. The architectural proposal is a modern contemporary design. The hotel tower would be modular with the ends of the guestrooms designed in an angle to take advantage of bay views. The unique, angled bay windows are framed in a grid of floor-to-ceiling glass/aluminum panels in horizontal bands every four floors. The west elevation includes balconies overlooking the bay. The base of the tower is a more solid expression with window areas framed by pre-cast concrete.
A bold statement at the roofline, a unique and dramatic architectural fin design element reflects San Diego’s maritime history and makes the hotel distinct and unique on such a prominent site on the waterfront. The hotel is designed as a slender tower located perpendicular to the waterfront to allow for views from neighboring downtown buildings. The tower, at the maximum allowable height of approximately 400 feet, is located toward Pacific Highway to complement the proposed Navy Broadway Complex. The Park/Plaza along Broadway would include outdoor seating areas, water fountains, and landscaping to enhance the pedestrian experience.
Guests would arrive off Pacific Highway from “C” Street to an attractive motor court and porte-cochere to the hotel lobby. Meeting rooms and ballrooms would be located on the second level. The third level would include a restaurant, as well as an outdoor roof garden, outdoor event area, and pool deck overlooking the embarcadero. The “C” Street view corridor would be lined with retail and restaurants, including landscaping. Two levels of underground parking would be provided for guests and the public.
